If it's unclear- is it worth it to you? Happiness factor might apply. What's the strength of the area, in terms of appreciation? Is it rising steeply, staying steady, or something else? Is the appreciation mainly dependent on land costs, and how do improved properties fare in comparison to others for sale, in terms of rate of return? Will give a good indication as to whether investing what will amount to well over 10%-15% of the initial purchase price is worth it, over 5 years. Bathrooms make people feel comfortable, but kitchens sell. What's 'paying off', what are the buying trends? The last thing you want is to try to sell a property in 5 years with great bathrooms and a kitchen that doesn't compare with other homes in the area. Yes! It is a rare home that has carpet removed that was sitting on a surface that was 'ready' for a floating floor. Remember to factor in $1-$3/sf for subfloor preparation/repair/replacement into your budget. Remember: carpet hides some HIDEOUS subfloors. As for removal of carpet.many places have an average removal/disposal cost of $1/sf. There have been delamination issues with engineered hardwood and engineered bamboo layered over HDF.especially in extreme climates (very dry or very damp).and I believe most of Nevada qualifies as 'extreme'.
Some forms of vinyl or polypropylene will also work well with the HDF.but slices of wood veneer do not like the way the HDF changes in it's environment. Cork is a product that works well with HDF. Laminate (the printed surface that is layered onto the HDF) is a product that works well with HDF. Only a few things work well with HDF.hardwood and bamboo are NOT one of them. If you want the HDF core, I would stay away from engineered hardwood or engineered bamboo. They are the FOUNDERS of CARB and CARB II.
